How the process works

FAIR VALUATIONS

With years of experience living and working in Bristol, we’ve gained deep knowledge of local areas. However, we always conduct a thorough market assessment, including the condition of the property, before making an offer. To ensure accuracy, we rely on property data from various platforms, including the Land Registry, Searchland, and Property Data, to gather real-time information on comparable sold prices per sqm, property values by area and yield expectations.

WORKING TO YOUR TIMEFRAMES

We strive to complete property purchases as quickly as possible, working proactively with our professional contacts to meet your desired deadline. Collaborating with a skilled team of solicitors is crucial to this process. The typical conveyancing time frame is 8–12 weeks, depending on the complexity of the purchase. However, for straightforward transactions, we can complete a purchase in as little as 4 weeks.

Unlike selling on the open market, our due diligence is completed before we make an offer, ensuring that we stand by the price we agree upon. We often don’t require surveys and never seek to renegotiate the price once it’s agreed. We’re transparent with our methodology and whilst every property and situation is unique, we consider all opportunities and are happy to purchase properties with tenants in situ.

We specialise in purchasing properties that are out of the ordinary, often assisting vendors when their property isn’t suited for sale on the open market. This includes properties outside residential use classes, those requiring extensive work, un-mortgageable properties, or those being sold with existing tenancies. In other cases, we can meet short deadlines that would not be achievable if selling on the open market.
