We work with a small group of valued private investors and offer personal communication and updates, getting to know our investors on a more direct level. Whilst most of our investors prefer a passive income, we are very happy to spend time with those who choose to be more involved and interested in the development and process.
Invest and rest.
We offer investors the opportunity to earn a fixed return from property without the hassle or hard work. Private investor finance can be used to fund cash acquisitions or to finance the refurbishment of our developments at Innova.
Typically, there are two exit strategies: Buy, Renovate, and Refinance (BRR), where investors’ funds are returned upon refinancing, or Buy and Renovate to Sell (Flips), where funds are returned upon the sale of the project. This means investment terms are usually around 12 months. However, we also partner with investors interested in developing a longer-term relationship to strategise their investments over several years.
Earn and learn.
Many of the investors we work with are either interested in getting into property investment themselves or already have a portfolio and are looking to expand their knowledge and experience in the property development industry. For these investors, we offer monthly calls and regular site visits, giving them hands-on exposure to the entire process.
At the end of the term, investors have the option to re-invest in the next project or use their funds to develop their own portfolio.

How are the terms agreed?
We offer a range of investment options, but we understand that each individual’s situation, aims, and objectives are unique. To ensure we align on expectations, we prefer to meet in person or via video call to get to know each other and understand your desired outcome. Once we’ve agreed on terms that suit both parties, the arrangement is formalised in a legal agreement.
What security is offered?
Security on offer will vary depending on the project itself and level of investment. The terms are drawn up into a legally binding loan agreement and personal guarantees offered. First charge security can be provided if projects are purchased in cash with no institutional finance.
